Relocating to Calgary for work: the practical order.

A job move compresses a normal house search into weeks, usually from another city, often with a start date already fixed. The way through is to separate what has a legal deadline from what merely feels urgent. Alberta gives you fixed windows for a driver's licence and health coverage; the commute decides the quadrant; the schools decide the address; and whether you rent first or buy is a question of how well you know the city yet. This page walks that order, with sources.

The two provincial deadlines

Alberta sets two clocks that start when you take up residence. New residents have 90 days to exchange an out-of-province driver's licence for an Alberta licence and to register their vehicle in Alberta; both are done at a registry agent, and vehicles from outside Alberta may need an out-of-province inspection first. For health care, you apply to the Alberta Health Care Insurance Plan (AHCIP) within three months of arriving; the Government of Alberta sets when coverage begins, and most provinces continue coverage for a transition period, so check both ends. Neither deadline waits for a housing decision, so handle them from the temporary address.

Ask the employer the right questions

Relocation packages vary from a lump sum to a managed programme. Whatever the form, the items worth clarifying in writing are: temporary housing and for how long; a home-finding trip and who pays; movers and vehicle shipping; whether the package covers real estate commission and legal fees on selling your current home, and closing costs here; tax treatment of the benefit (relocation payments are generally taxable in Canada except where the CRA's rules on eligible moving expenses apply, so ask whether the employer grosses up); and whether any repayment clause applies if you leave within a set time. If a relocation company is involved, ask whether you may choose your own REALTOR® here; most programmes allow it, and some require the agent to register with the programme first.

Let the commute choose the quadrant

Calgary's four quadrants are large, and cross-city commutes on Deerfoot Trail or Stoney Trail in winter are the daily cost of choosing a home before choosing a direction. Downtown and the Beltline are served by both LRT lines and every quadrant's express buses. The Foothills medical and university campus is in the NW; the airport, the logistics parks and many trades employers are in the NE; Quarry Park and the SE industrial corridor sit off Deerfoot in the SE; the south hospital (South Health Campus) anchors the far SE. Pick the quadrant from the workplace, then the communities from budget and schooling. Schools decide the address

Calgary has two large public systems, the Calgary Board of Education (CBE) and the Calgary Catholic School District (CCSD), plus francophone, charter and independent schools. CBE and CCSD assign a designated school to every residential address, and the designation, not the nearest building, determines where a child is enrolled; both boards publish an address lookup, and the community pages on this site note which schools serve each area at time of writing. Because designations change as new schools open in growing areas, check the exact address before making an offer, and ask the board about registration documents (proof of address, birth certificate or passport, immunisation records where required) so enrolment can happen the week you arrive. Bus eligibility and fees are set by each board.

Rent first, or buy from a distance

Most relocating households rent for six to twelve months first, and there is no penalty in doing so: Alberta has no land transfer tax, so buying later costs no more than buying now beyond the rent itself, and a year in the city teaches what no guide can. Alberta's Residential Tenancies Act governs leases, deposits and notice; there is no rent control, but rent can be increased only once in any twelve-month period with the required notice. Buying from a distance is workable when the timeline is fixed and the household knows the city: live MLS® listings are searchable on this site without an account, saved searches deliver new listings by email, video walk-throughs and virtual showings are standard for out-of-town buyers, and offers, conditions and closing documents can be signed electronically. What lenders ask of a new employee

A new job is not an obstacle to a mortgage, but lenders set their own rules for it. Expect to provide the signed offer or employment letter with salary, start date and any probation terms, recent pay documentation from the previous role, and proof of down payment with a clear paper trail. Some lenders will lend during a probation period on a permanent position; some will not; and the treatment of bonus, commission or relocation allowances in qualifying income differs. Get a pre-approval before the home-finding trip, from a lender or mortgage broker who has seen the actual offer letter, so that the budget you search with is the budget you can close with.

The first weeks: accounts and registrations

Beyond the driver's licence and AHCIP, the arrival list is short but specific. Utilities in Calgary are set up with ENMAX or another retailer for electricity and with ATCO or a retailer for natural gas; the City bills water, waste and recycling. Property tax, if you buy, can be paid monthly through the City's Tax Instalment Payment Plan. Register with Canada Post for mail forwarding from the previous address, update the CRA with the new address and province, and, if you have children, complete school registration as above. Calgary Transit fares, a City of Calgary recreation pass and library card are the same-week items that make the place feel like home.

How long do I have to get an Alberta driver's licence?

90 days from taking up residence, at a registry agent; vehicle registration follows the same window and may need an out-of-province inspection. The Government of Alberta sets the rules.

When should I apply for Alberta health coverage?

Within three months of arriving. The Government of Alberta sets when AHCIP coverage begins; your previous province may bridge the gap, so check both.

Should I rent first or buy right away?

Renting for six to twelve months is the common route and costs nothing in lost transfer tax, since Alberta has none. Buy on arrival only if your timeline is fixed and you already know the quadrant and commute you want.

How do Calgary schools assign students?

CBE and CCSD assign a designated school by home address; the designation, not proximity, decides enrolment. Check the exact address on the board's lookup before committing to a home.

Can I get a mortgage on a new job?

Usually, with the signed offer letter, previous pay documentation and proof of down payment. Lenders differ on probation periods and variable income, so get a pre-approval that reflects the actual offer.

Can I buy a home in Calgary before I arrive?

Yes. Listings are searchable on this site without an account, showings can be by video, and documents are signed electronically. A local inspection, a lawyer here and a pre-approval make it workable.

Can I use my own REALTOR® if my employer uses a relocation company?

Most programmes allow it; some require the agent to register with the programme first. Ask the relocation coordinator before the home-finding trip.
