Living in Seton.

Seton sits in the far southeast of Calgary between Deerfoot Trail and 52 Street SE, immediately south of Cranston and Auburn Bay and north of the newer Seton Ridge and Rangeview phases. Deerfoot Trail runs north to downtown, roughly 30 minutes outside rush hour, and Stoney Trail is at the community's north edge for east-west travel. The City's Green Line LRT plans have long shown Seton as the southeast terminus; the project's scope and schedule have changed several times, so confirm the current status with the City of Calgary before relying on it.

The South Health Campus, opened in 2013, is Alberta Health Services' newest Calgary hospital, with 269 beds, an emergency department and about 3,000 staff; it is the area's largest employer. Two blocks south, the Brookfield Residential YMCA at Seton opened in January 2019: about 330,000 square feet, City-owned and YMCA-operated, with two NHL-size ice rinks, a competition pool, a leisure pool with a surf simulator, a climbing wall, gymnasiums, a fitness centre, the Evan Hazell Theatre, licensed child care and a 23,000 square foot Calgary Public Library branch.

Seton's commercial core is arranged as walkable streets rather than a parking-lot mall. Market Street and the surrounding blocks hold a Save-On-Foods grocery store, a Cineplex cinema, hotels, banks, medical and dental offices, restaurants and cafes, with office space above ground-floor retail. Township in Legacy and Mahogany's and Auburn Bay's commercial centres are within ten minutes.

Joane Cardinal-Schubert High School (Calgary Board of Education, grades 10 to 12) is in Seton beside the YMCA. Elementary and junior high students are currently designated to schools in neighbouring communities, with sites reserved in Seton for future public and Catholic schools; confirm the designation for a specific address with the board. The Seton Homeowners Association operates The Block, a 14,000 square foot residents' facility with a splash park, hockey rink and tennis courts, funded by an annual fee registered on title.

Seton is a mixed community by design. The core and its edges are largely townhomes, apartment condominiums and purpose-built rentals; detached homes, mostly front-garage two-storeys built from the mid-2010s onward, are in the residential phases to the south and east, with newer detached construction continuing in Seton Ridge. Because the detached share is smaller than in Mahogany or Auburn Bay, comparable sales for a house in Seton should be drawn from the detached phases specifically.
