The guide

What to know about Tuscany.

01
Where it is and getting around

Tuscany occupies the northwest edge of Calgary, north of Crowchild Trail and the Trans-Canada Highway and west of Stoney Trail, with Rocky Ridge to the north and Scenic Acres to the east. Tuscany LRT station, the western terminus of the Red Line, sits at the community's southern edge and puts downtown roughly 30 minutes away by train. Crowchild Trail leads southeast toward the University of Calgary and downtown, and the Trans-Canada heads west to Cochrane and the mountains.

02
Twelve Mile Coulee and the Tuscany Club

The Twelve Mile Coulee natural area forms the community's north and west edge, with pathways through the ravine and down toward the Bow River valley. The Tuscany Club, run by the Tuscany Residents Association, has a gymnasium, meeting rooms, a splash park, tennis courts and an outdoor rink, and runs programming year-round; the annual fee applies to every property and is registered on title.

03
Amenities and everyday shopping

Tuscany Market, at Tuscany Boulevard and Tuscany Way, has a grocery store and everyday services. Larger shopping is within a short drive: Crowfoot Crossing with big-box retail, a cinema and the Crowfoot LRT station, and the Royal Oak and Rocky Ridge commercial areas. The Shane Homes YMCA at Rocky Ridge, one of the city's largest recreation centres, is immediately north.

04
Schools

The Calgary Board of Education operates Tuscany School and Eric Harvie School (elementary) and Twelve Mile Coulee School (middle) in the community; the Calgary Catholic School District operates St. Basil School. High school designations are to schools elsewhere in the northwest and can change; confirm the designated school for a specific address with the board.

05
Housing

Tuscany's detached homes were built mainly between the mid-1990s and the late 2000s, so the community is fully developed and the housing stock is established. Styles range from two-storey and bi-level homes on standard lots in the original sections to larger estate homes along the ravine edge in the community's northern and western sections. Townhomes and a small number of apartment condominiums sit near Tuscany Boulevard and the LRT station. Current detached listings update live on the MLS® search below.

Sources and notes. Community details are summarised from City of Calgary community profiles, residents'/homeowners' association and school-board websites, and Calgary Transit route information; they change over time, so confirm current facts (including any mandatory association fee, and the designated school for a specific address) directly with the source before relying on them. Prices are not stated on this page; current listings and recent sales are in the live MLS® search. This page is general information, not advice about any specific property.

Your REALTOR®

"Tuscany's advantage is simple: an established neighbourhood with an LRT station and a ravine on its doorstep. The trade-off is age: a 1990s home needs a closer look at the mechanicals than a 2015 one does."
