What to know about Cochrane.

01
Where it is and getting around

Cochrane lies in the Bow River valley west of Calgary, within Rocky View County. Highway 1A runs east into Calgary's northwest (becoming Crowchild Trail); Highway 22 runs south to the Trans-Canada Highway for the southwest and west side of the city. Either way, the drive to downtown is commonly 40 to 50 minutes. Cochrane operates COLT, an on-demand local transit service booked by app; there is no fixed-route service into Calgary, so most residents commute by car.

02
Communities

The historic core sits on the valley floor around Main Street and the Cochrane Ranche site. Newer communities climb the slopes on either side. To the north and west: Sunset Ridge, Heritage Hills, Heartland, Greystone and The Willows. To the south, across the river: Riversong, Fireside, Southbow Landing, Precedence and Rivercrest. GlenEagles surrounds a golf course on the east bench with views over the valley; Bow Ridge, West Valley and Jumping Pound Ridge sit on the west side. Acreage communities in Bearspaw and Springbank lie between Cochrane and Calgary.

03
Parks, recreation and everyday amenities

The Bow River pathway system runs through town and connects to Mitford Park and the Cochrane Ranche Provincial Historic Site. The Spray Lake Sawmills Family Sports Centre (SLS Centre) houses arenas, an aquatic centre, a field house and a curling rink. Glenbow Ranch Provincial Park, between Cochrane and Calgary, and Big Hill Springs Provincial Park to the north are both within a short drive. Main Street holds independent shops and restaurants; larger retail is along Highway 1A and River Avenue.

04
Schools

Public schools are run by Rocky View Schools, which operates several elementary and middle schools plus Cochrane High School and Bow Valley High School. Calgary Catholic School District operates Catholic elementary and high school programs in town. Confirm the designated school for a specific address with the division, as catchments shift as new communities open.

05
Housing

Cochrane's mix runs from early-1900s and mid-century homes near downtown, through 1980s and 1990s neighbourhoods on the east bench, to a large share of homes built since 2010 in the newer hillside communities. Detached houses are the majority; townhomes and low-rise condos are increasingly common in Fireside, Sunset Ridge and Heartland. Current listings update live on the MLS® search below.

"Cochrane buyers are usually choosing the river valley and the mountain access on purpose. My job is to make sure the commute and the community fit the way they actually live."
