What to know about Aspen Woods.

01
Where it is and getting around

Aspen Woods sits north of 17 Avenue SW on the western edge of Calgary's southwest, bordered by Springbank Hill to the south, West Springs to the north and Strathcona Park to the east. 17 Avenue SW and Bow Trail carry traffic east to downtown, roughly 15 to 20 minutes outside rush hour; Stoney Trail is immediately west for the ring road and the Trans-Canada toward the mountains. The 69 Street station, western terminus of the Blue Line LRT, is in neighbouring Springbank Hill and is served from Aspen Woods by Calgary Transit route 156. A westward LRT extension into Aspen Woods has been in the City's long-range plans for years without a construction date.

02
Aspen Landing and the West 85th district

Aspen Landing Shopping Centre, at the corner of 85 Street and 17 Avenue SW, has a Sunterra Market grocery store, restaurants, cafes, medical and professional offices and roughly 60 businesses in total. The West 85th district a few blocks north in West Springs adds a second grocery cluster, and Westhills and Signal Hill Centre to the southeast cover big-box retail and a cinema. Edworthy Park and the Bow River pathway are a short drive north.

03
Schools

The Calgary Board of Education operates Dr. Roberta Bondar School (K-6) in the community; middle-years students are designated to schools in neighbouring communities and high school students to Ernest Manning High School beside the 69 Street station. The Calgary Catholic School District's St. Joan of Arc School (K-9) is on Wentworth Drive SW. Three independent schools sit within or immediately beside Aspen Woods: Webber Academy and Calgary Academy on 93 Street SW, and Rundle College on 17 Avenue SW. Designations change; confirm the designated school for a specific address with the board.

04
Parks and pathways

The community is laid out around preserved aspen stands and a network of pathways that link its parks and connect south into Springbank Hill and east toward the 69 Street corridor. The western sections along the Aspen Summit ridge sit higher than the rest of the community and are the source of the mountain views the area is known for.

05
Housing

Aspen Woods is predominantly detached: two-storey family homes on standard lots in the earlier eastern phases, and larger estate homes, many custom-built, along the ridge and in the western phases. A smaller number of townhome and apartment condominium projects sit near 17 Avenue SW and 85 Street. Most homes date from 2002 to 2018, so mechanical systems are generally newer than in inner-city luxury areas but the earliest phases are now past 20 years old. Sources and notes. Community details are summarised from City of Calgary community profiles, developer and residents'/homeowners' association websites, Calgary Board of Education and Calgary Catholic School District websites, Alberta Health Services, YMCA Calgary and Calgary Transit information; they change over time, so confirm current facts (including any mandatory association fee, and the designated school for a specific address) directly with the source before relying on them. Prices are not stated on this page; current listings and recent sales are in the live MLS® search. This page is general information, not advice about any specific property.

Your REALTOR®

"Aspen Woods is where west-side families end up when schools drive the decision. The thing to check on a ridge lot is the view corridor: what is zoned to be built in front of it."
