What to know, section by section.

How the city is laid out

Calgary is divided into four quadrants (NW, NE, SW, SE) and every address carries the suffix. Downtown sits where the Bow and Elbow rivers meet, near the centre. Deerfoot Trail is the north, south freeway; Stoney Trail rings the entire city; Glenmore Trail, Memorial Drive, 16 Avenue (the Trans-Canada) and Crowchild Trail are the main cross-town routes. Two LRT lines serve the NW, NE, SW and downtown, with a third (Green Line) in development for the SE and north. The quadrant guide covers what each area holds.

The surrounding cities

Four separate municipalities sit within a 20 to 45 minute drive of downtown, each with its own services, schools and housing market: Airdrie to the north, Cochrane to the west, Okotoks to the south and Chestermere to the east. They generally offer newer detached homes and larger lots than comparable Calgary communities, at the cost of a car-dependent commute. Each has its own guide on this site.

Climate, practically

Calgary is dry and sunny by Canadian standards, at about 1,045 metres elevation. Winters bring cold spells but also chinooks, warm westerly winds that can raise temperatures by 15 to 20 degrees in hours. Summer days are warm and evenings cool. For home buyers the practical points are: attached garages are common and valued, furnaces and roofs are inspected closely, and hail is a known risk on the west and north sides, so roofing material and insurance history are worth asking about.

Taxes and costs specific to Alberta

Alberta has no provincial sales tax and no land transfer tax on home purchases; buyers pay a modest provincial registration fee based on price and mortgage amount. Property taxes are set by each municipality. Alberta uses a lawyer-based closing process; your lawyer handles title transfer and the mortgage registration. Condominium buyers receive a set of condominium documents for review, and a condominium document review by a specialist is standard practice.
