The month's numbers from CREB®, in plain language. Overall, buyers had more choice than a year ago and prices were close to last year's, but conditions differ a lot by property type.

City of Calgary, September 2026. There were 3,354 new listings, and homes averaged 44 days on market.

Sales rose from last year, helped by more new listings. With about three months of supply, CREB® describes detached conditions as relatively balanced, but they vary by area. The North West (2.86 months), South (2.75) and West (2.73) had under three months of supply. The North East had 5.61 months, and its benchmark price fell 6.0% year over year. Benchmark prices were up in the West (+2.7%) and City Centre (+0.7%).
Prices were flat compared with last year. Year-to-date sales are down 1.9% (1,678 sales), and months of supply rose to 3.67 in September.
Sales fell 18% from last year and months of supply went above four. CREB® points to competition from newly built units. The benchmark price is down 5.5%.
Supply remains high at 5.29 months. The benchmark price is down 8.3% from last year, and CREB® notes that seasonally adjusted prices also continued to decline.
CREB®'s Chief Economist, Ann-Marie Lurie, said, "The variation in market conditions between property types is related to where the supply was added."

Okotoks has the tightest market of the four: 56 sales, 122 homes in inventory and just over two months of supply. The benchmark price is $606,800, stable compared with last September. Okotoks community guide →

My opinion, based on the numbers above. Every home and situation is different.
In the North West, West or South, inventory is lower than in the rest of the city. Pricing to recent nearby sales still matters, since homes averaged 38 days on market.
You are competing with more listings and with new construction. Preparation and realistic pricing may matter more than usual.
There are more options than a year ago and more time to compare.
It depends on the area. Some districts are more competitive than others.
