Calgary homes averaged 44 days on market in September 2026, and sold for 97.4% of list price on average, according to CREB®. With just under four months of supply, buyers have more to compare than they did two years ago. This guide covers how to price, when to list, what to prepare and how to handle offers when the market is balanced.

Calgary recorded 1,650 sales and 3,354 new listings in September 2026, a sales-to-new-listings ratio of about 49%. Inventory was 6,486 homes, or 3.9 months of supply. Homes took an average of 44 days to sell and sold for an average 97.4% of list price. The city-wide benchmark price was $566,700, about 1% below last year.
Not every seller faces the same market. Detached and semi-detached supply remains comparatively tight. Apartment condominiums had more than five months of supply and a benchmark more than 8% lower than a year earlier; row homes were down nearly 6%. A detached home in the North West and an apartment in the Beltline are not competing in the same conditions. Selling a condo? Read the condo numbers.
Buyers compare your home with every active listing in their search, not with what a neighbour sold for last spring. Look at sales from the past 90 days, active listings, and how long similar homes have been sitting. A list price set for the market as it is tends to sell faster and closer to asking than one that has to be reduced later.
A new listing gets the most attention in its first days. Showings and online views usually fall after that, and buyers start to ask why a home has not sold. Have photos, the floor plan, documents and the home itself ready before the listing goes live.
In a balanced market most buyers keep an inspection condition. Fix known issues before listing, or price for them, and keep receipts for the roof, furnace, hot water tank and any major work. Fewer surprises in the inspection means fewer renegotiations.
For a house, order or update your Real Property Report with City compliance early, since it can take weeks. For a condo, gather the bylaws, financials, reserve fund study, minutes and estoppel certificate. Delays here can cost a firm deal.
Calgary sales are seasonal: activity usually builds through spring and slows in late fall and over the holidays. Listing in a slower month means fewer buyers but also fewer competing listings. If you have flexibility, compare both and decide with recent numbers for your area.
Price is one term. Conditions, deposit size, possession date and what the buyer has to sell first all affect how likely a deal is to close. A slightly lower offer with financing pre-approved and no sale-of-home condition can be the stronger one.
After two to three weeks without serious interest, look at showing feedback and online views. The fix is usually price, presentation or access for showings. Change the one that the feedback points to, rather than waiting for the market to come to the price.
In September 2026, homes across Calgary averaged 44 days on market, according to CREB®. The time varies by property type, price and area; apartment condos have more supply and generally take longer.
On average, not at the moment. CREB® reported an average sale-to-list price of 97.4% in September 2026. Individual homes, especially well-priced detached homes in tighter areas, can still sell at or above list.
More buyers are usually active in spring, but more sellers list then too. If you have flexibility, compare current sales and listings in your area for each timing with a REALTOR® before you decide.
Roughly four to five months of supply is generally read as balanced: neither buyers nor sellers have a clear advantage. Pricing, condition and presentation have more influence on the result than in a market with very little supply.
"A balanced market rewards the seller who prices to what buyers are seeing this month and has the paperwork ready. I start with recent sales on your street, not the city average."
